Reciprocal Listings (Recips)

Reciprocal listings are mutual agreements between participants and subscribers of the respective multiple listing services (MLS) /Associations, where listings are sent to a cooperating MLS for a fee. This enables Brokers/Agents to market their listings in areas not available in MLS Listings' database. MLS Listings does not reciprocate with all areas. MLS Listings is the multiple listing service (MLS) provider for San Mateo County, Silicon Valley, Santa Clara County, Santa Cruz, Watsonville, Monterey County and San Benito County.

MLS Listings provides its subscribers with technology-based MLS products and services exclusively for licensed real estate professionals. MLS Listings maintains a large MLS database, with of active listings and more than half-million historical records. In addition, the company monitors and enforces real estate rules and regulations to ensure accurate information is available for the agents and their customers.

SILVAR is a service center for  MLS Listings. We are able to assist you with joining MLS Listings as a subscriber. However, should you have questions regarding your subscription or a listing, please call MLS Listings for assistance.

What is an MLS?

As defined by the California Association of REALTORS®, "A Multiple Listing Service is a means by which authorized MLS broker participants establish legal relationships with other participants by making a blanket unilateral contractual offer of compensation and cooperation to other broker participants; by which information is accumulated and disseminated to enable authorized participants to prepare appraisals and other valuations of real property; by which participants engaging in real estate appraisal contribute to common databases; and is a facility for the orderly correlation and dissemination of listing information among the participants so that they may better serve their clients, customers and the public."
