The Los Altos/Mountain View District celebrated Halloween in a festive manner, with costumes, games and prizes and an educational presentation to boot, with PRDS Forms Committee Chair David Zigal delivering an update on the latest development in PRDS Forms and taking questions from REALTORS®.

Hosted by Nick French and Sallie Morgan, the last district tour meeting of the year was lively. Members arrived dressed in colorful and creative costumes, ready to take part in fun and entertainment. Participating in the bobbing for apples contest were Shannon Bruton, Tim Anderson  and Dave Blockhus; and in the pumpkin pie eating contest - Dottie Monroe, Bryan Robertson, Dave Blockhus and Tom Anderson.

Winners and finalists in the costume contest were Cheryl Okuno and Julie Rippentrop – First Place (Siamese twins); Joanne Fraser – Second Place (French maid); Shannon Bruton – Hottest Costume; Gerry Lawrence and Linda Kingsbury.

Following the fun and activities, Zigal briefed members on the latest news regarding PRDS Forms, which are unique to the Santa Clara County and San Mateo County markets.  Zigal said PRDS forms are responsive to mandated legal changes, regional issues and current market conditions. The PRDS Standard Forms Committee, composed of 25 members from SILVAR and SAMCAR, meets every other week and works very hard to make sure all forms are current and reflective of local practice.

PRDS now has a new High Speed Rail Advisory Form that addresses concerns regarding the impact of a high-speed rail system on private properties along the proposed route for the rail system. The form may now be accessed online. PRDS also has a new form, the RLMMRA – Residential Lease or Month-Month Rental Agreement, which is sold at the SILVAR store and will soon be online.

Zigal took questions from REALTORS® and invited them to call him at (650) 348-1367 for comments or suggestions on how to improve the forms. He also reminded SILVAR member to take advantage of the free online classes which teach REALTORS® how to use the PRDS forms online. The next class is on Monday, November 9, 10 to 11:30 a.m. The Web-based real estate forms application allows REALTORS® to create, print, and e-mail complete residential real estate transactions from any computer (with an Internet connection) from anywhere in the world.

SILVAR is also offering the class "The C.A.R. or PRDS Contract: Which One is Best for Your Client?" on Thursday, December 10, 1 to 4:30 p.m., with instructor Guy Berry. Cost is $39 for members; $55 for non-members. The class will cover the differences between the two contracts, including which contract is better for buyers and which contract is better for sellers.
