REALTOR®: California's New Home Buyer Tax Credit
California Governor Arnold Schwarzenegger has signed into law new legislation which provides $200 million in new home buyer tax credits. This new credit will begin May 1, a day after the expiration of the federal home buyer tax credit on April 30.
The California Association of REALTORS® also applauded the new state home buyer tax credit. C.A.R. President Steve Goddard said the new law also will significantly contribute to efforts to stimulate jobs creation within California's housing market by helping to incentivize first-time home buyers to purchase homes that have been abandoned, foreclosed upon, and returned to the lender; or have been sitting on the market for extended periods of time.
"It is these homes that will require substantial rehabilitation by the new owners, which will in turn generate a tremendous increase in jobs and accessory purchases connected to home improvement activities," Goddard said.
California's previous home buyer tax credit program was so successful it ran out of tax credits by the end of June 2009, eight months before it was set to expire.
This year's state home buyer tax credit is distinctly different from last year's credit and the current federal home buyer tax credit. The bill allocates $100 million for qualified first-time home buyers of existing homes and $100 million for any qualified home buyer towards the purchase of new or previously unoccupied homes.
Below are the key provisions of the new state home buyer credit:
• Credit cap is equal to the lesser of 5 percent of the purchase price or $10,000, and is disbursed in equal installments over three consecutive years.
