Housing affordability crisis is nationwide

Californians are not the only ones confronted with a housing affordability crisis. According to ATTOM Data Solutions, U.S. housing affordability dropped to a 10-year low in the third quarter to its least affordable level since Q3 2008. Nationwide, the Q3 2018 home affordability index of 92 was down from 95 in the previous quarter and 102 in Q3 2017.

California has come a long way since the housing market hit bottom in 2008. By February 2009, REO sales comprised 60 percent of all home sales, equity sales 30 percent and short sales 10 percent, according to California Association of Realtors senior vice president and chief economist Leslie Appleton-Young. The keynote speaker at the annual Silicon Valley Association of Realtors Economic Seminar & General Membership Meeting held this month, Appleton-Young said today's market is the reverse – equity sales comprise 98 percent and REOs just 1 percent.

Much has been said about millennials and their wants and needs in the housing market, but Generation Z (ages 18-24) appears to already be planning for homeownership more than other generations. A realtor.com survey found this upcoming generation is twice more likely than previous generations to be saving or plan to save for a home by age 25. In fact, two of five aim to become homeowners by that age.
